Xile Technical Edition 02 — 2026 Document XLE-DPS-001 · v2
§ 01 — Product

A penetrating sealer that becomes part of the concrete.

Xile DPS is a water-based inorganic silicate sealer that reacts with concrete at depth, forming permanent calcium-silicate-hydrate bonds inside the capillary network. No film, no fade, no re-application cycle.

§ 02 Performance

What the chemistry does, measurably.

  1. 01

    1030 mm

    Depth of penetration

Most surface coatings sit within the top 1 mm. Xile DPS works through the capillary network of the slab itself.

  2. 02

    + 2030 %

    Compressive-strength gain

Measured on treated substrates. The silicate reaction densifies the matrix from within.

  3. 03

    800 °C

    Thermal stability

Thermal stability of the cured silicate bond. The performance envelope organic and hydrophobic sealers cannot enter — foundries, steel processing, power generation, high-temperature industrial floors.

  4. 04

    One coat

    Single application

No primer, no topcoat, no recoat cycle. Water-based; compatible with standard low-pressure spray or roller equipment.

§ 03 The chemistry

Xile DPS doesn’t sit on concrete.
It reacts with it.

Concrete is porous. Every slab contains an internal network of capillaries and free calcium hydroxide left over from the curing process — the same calcium hydroxide that conventional sealers sit on top of and eventually fail against.

Xile DPS is a low-viscosity solution of silicate chemistry in water. On contact with concrete, it penetrates the capillary network and reacts with free calcium hydroxide to produce calcium silicate hydrate — the same mineral phase that gives cured concrete its strength.

The reaction product is permanent, inorganic, and indistinguishable from the concrete matrix it forms within.

Cross-section: penetration depth comparison Two cross-sections of the same concrete substrate. The upper section shows a conventional surface coating sitting at 1 mm. The lower section shows Xile DPS reacting at depth from 10 to 30 millimetres. 0 mm 10 20 30 40 50 FIG. A — CONVENTIONAL SURFACE COATING ~1 mm film Action: surface only Capillaries remain open below the film. Failure mode: abrasion, UV, freeze-thaw. FIG. B — XILE DPS REACTION ZONE 10 20 30 Action: reaction at depth Capillary network reacts with free Ca(OH)2 and forms C–S–H. The slab densifies from within.
Schematic cross-section. Silicate solution → reacted C–S–H within the capillary network. Reaction product is the same mineral phase that gives cured concrete its strength. Not to scale; depth markers reference the achieved penetration range, not absolute substrate thickness.
§ 04 Applications

Specified where concrete has
to last longer than the warranty.

§ 05 Why Xile DPS

Not every sealer fails.
The ones that do, fail the same way.

Comparison of film-forming, hydrophobic, and Xile DPS sealers across six performance dimensions.
Dimension Film-forming acrylic, polyurethane Hydrophobic silane, siloxane Xile DPS inorganic silicate
Mechanism Coats the surface Repels water at the surface Reacts within the capillary network
Service life 2–3 yrs before re-application 5–7 yrs before beading loss Permanent once reacted
Traffic performance Wears under abrasion; shows tire marks Not load-bearing; cosmetic-only on floors Densifies the substrate itself
Thermal envelope Degrades at elevated temperatures Limited above ~150 °C Stable to 800 °C
Re-coat cycle Required every 2–3 yrs Required every 5–7 yrs Single application
Substrate impact Reduces vapor breathability Neutral Increases compressive strength +20–30 %

Conventional sealers treat the surface. Xile DPS changes the slab.

Our position

We publish our penetration depth, our compressive-strength gain, our thermal envelope, our coverage rates, and the conditions under which Xile DPS is not the right specification.

§ 08 For partners

The same evidence, earlier in the conversation.

Xile is a manufacturer. We sell direct to distributors, importers, and OEM partners who work with infrastructure engineers, commercial contractors, and waterproofing consultants in their own markets. Partner documentation is the same documentation we give to specifiers — the technical data sheet, the safety data sheet, the application guide, the test protocols — plus the commercial terms, logistics, and compliance information you need to stock and sell .
